DISTINCTIVE ARCHITECTURAL DESIGN

When coming up with the concept for Seagrass Beach, we decided we wanted to build not only superior quality homes, but we wanted each of the homes to have distinctive architectural design. We decided we didn't want to build plain "boxes" where you basically only get to choose the exterior paint color of your house, so it isn't identical to your neighbor's.

Let's be honest, who wants to show up to the dance with the same dress on as several other girls, but in a different color? The reason everyone builds different colored "boxes" is because they are cheaper, easier and quicker to build. 

At Seagrass Beach, expect superior construction methods and distinctive architectural design that is unique to each home and cohesive to the overall theme of Seagrass Beach. To achieve these goals, we hired Stan Cromartie with ARCON Architects. Mr. Cromartie is an excellent architect that is a great listener, because he strives to design a home that is both beautiful and that meets the clients’ desires. 


SUPERIOR FLOOD INSURANCE

When building anywhere on the coast, you must be prepared for the worst. We pray we are never faced with another hurricane, but if it does happen again, you want to have the best insurance so you can rest peacefully at night. Because Seagrass Beach wasn't developed prior to 1982, the homes are not eligible for FEMA flood insurance. The rule makes zero sense, but that's ok, because we have a solution that is superior to FEMA flood insurance. 

We view this as being very positive and it's actually a great selling feature for several reasons. Here's why:

  • FEMA flood insurance does not cover the ground floor of your home, whereas our insurance does cover the ground floor of your home.
  • FEMA flood insurance only covers your home up to $250,000, whereas our insurance covers the entire cost to rebuild the home.

We worked very hard on the behalf of our homeowners to identify the best private flood insurance coverage available. The flood insurance in Seagrass Beach may cost slightly more, but the benefit of being able to insure the ground floor and the entire cost to rebuild your home, far outweighs the increase in cost. 


PRIVACY/EXCLUSIVITY

Who wants to own a beach home and be shoulder to shoulder with people as if you were being herded into a cattle pen? Answer: Nobody! 

Seagrass Beach was carefully designed to provide the ultimate, family-friendly, coastal living experience where you and your loved ones can enjoy the beach life without feeling crowded or disturbed by having neighbors all around you. That's why there are only 35 home sites on a 33.5 acre parcel of land with expansive views overlooking acres of communal lawns. 

To increase the privacy and exclusivity of having a home in Seagrass Beach, we installed locked gates at the beach entrance, the pool area, and the front entrance gate along Highway 87. To gain access to our community, you must have a gate remote to get in at the highway entrance gate, or you must have a digital key fob to buzz your way into the beach entrance or the pool. Furthermore, to thwart unwelcome people from entering our community and to protect our homeowners’ property, we have installed security lighting and surveillance cameras at all points of entry.

Who owns Seagrass Beach?

Seagrass Beach is owned by three individuals that are long-time residents of Friendswood, Texas. One of the three owners is Brad Ballard, who manages all aspects of the day to day operations of the company including construction, marketing and sales, permitting, budgeting, and land planning. The other two owners are businessmen who own and operate businesses located in Friendswood, Texas.

Brad is a graduate of Baylor University with a degree in finance. He is an avid outdoorsman and enjoys spending most of his free time with his wife, Michele, and their two sons, Boston (4 yrs) and Harris (2 yrs). He is the founding principal of NewCoast Properties, a real estate development and brokerage company that is currently 100% focused on developing Seagrass Beach and Laguna Harbor. Prior to founding NewCoast Properties, Ballard worked at HFF, a commercial real estate mortgage banking company, where he gained experience in originating debt and equity for commercial real estate transactions. He also worked for a Houston area development company, where he gained experience in developing retail, office, and multifamily properties. Brad is a hard-working, honest businessman who places great value on quality and integrity. He is very hands-on with every aspect of a project from the design and permitting phase, to constructing certain parts of the development with his own two hands. Brad can be found working at Seagrass Beach or Laguna Harbor 3-4 days per week.

Are Seagrass Beach and its owners related to the previous owners in any way?

No, absolutely not. The owners of Seagrass Beach purchased the bank notes from the original lender for the development. After resolving a number of land planning and entitlement issues, they foreclosed on the bank notes in December of 2014 and moved forward with developing the property. When the property was foreclosed on, the previous owners' interest in the property was entirely eliminated. Any rumors to the contrary are nothing more than rumors, and are completely false. Prior to purchasing and developing Seagrass Beach, the present owners had never owned any property or been involved in a project on Bolivar Peninsula.

Why did the new owners maintain the name Seagrass, instead of choosing a new name for the development?

There are a number of reasons why we chose to maintain the name Seagrass. 

  1. We had to replat the property and it made it much easier to replat the property by maintaining the name Seagrass.
  2. During the permitting process, we utilized previous work that was done for the State of Texas General Land Office and Galveston County, and did not want to encounter any delays due to having to obtain new information as a result of the GLO and County not being able to rely on hurdles that had already been cleared by the previous developer, such as civil engineering drawings, detention, flood maps, survey work, utility capacity letters, etc.
  3. The name and location of the property was somewhat recognizable by the local crowd that knew about the development in prior years.

In summary, the owners of Seagrass Beach are NOT related to the previous owners of the property in any way whatsoever. How is Seagrass Beach Eco-Friendly?

Seagrass Beach is raising the bar on the Texas Coast and Bolivar Peninsula by incorporating many environmentally friendly and sustainable features that set it apart from the pack. Below are a couple of examples of the exhaustive efforts that have gone into making Seagrass Beach "special". 

Environmentally Friendly Design

Throughout the entire design and construction phases of developing Seagrass Beach, an enormous amount of thought and care has been given to make the development as environmentally friendly as possible. For example, instead of having 100+ home sites across the 33.5 acres of land, there will only be 35 home sites in the subdivision, which means there will be a high percentage of "green space".

How will the green space be watered? Instead of sucking down hundreds of thousands of gallons of potable water from the Bolivar Peninsula Special Utility District, the developers have carefully designed an irrigation system that will utilize the abundant amount of ground water from the three freshwater ponds to irrigate the palm trees, communal lawns, oleanders, native grasses and other landscaping that is being installed. 

What type of grass will be used? Zoysia, simply because it's the best! Why is it the best? Zoysia grass requires less water and fertilize, it stops erosion, it's less vulnerable to insect and fungus damage, it's salt tolerant, it's drought resistant, you don't have to mow it very often, and it feels great on your feet!

Dunes, dunes, dunes

A new, 1,400 foot long, 8-10 foot tall dune has been built across the beach side of the property. Where did all that sand come from? It came from the two new ponds that were dug on site, which are 12-15 feet deep. A few things that were learned while digging the new ponds are: 1) The ground water is just 3-4 feet below the surface, and it's super clean and fresh! 2) As far as you dig, it's nothing but beach quality sand and shells. Those shells down 12-15 feet must be tens of thousands of years old! 3) You keep water pumps running non-stop, even overnight, or the water will fill up the newly dug hole very quickly. Always have an extra pump on standby, and make sure you keep the pumps full of fuel! 

What is the most important thing when building a new sand dune? You must plant it with the proper species of native vegetation that will thrive in sand dunes along the Texas Coast. If the proper dune plants are installed, they will stabilize the dunes by holding the sand in place with their roots and rhizomes, which are the first line of defense against a tropical storm. 

To ensure that the sand dunes at Seagrass Beach were the best they could be, the developers hired Frederique Perret of Dune Doctors LLC to plant nearly 20,000 plants in the dunes. The following dune plant species were installed: sea oats, panic grass, spartina patens, seashore elder, sea purslane and red and white morning glories.

New Subdivision Plat Filed of Record!

Exciting news! After nearly two years of tireless efforts, the Seagrass Beach subdivision plat was filed of record in Galveston County on Tuesday, June 9th, 2015.

Seagrass Beach has thirty-five beachfront homesites that boast unobstructed views of the beach and the centrally located pool area that will be elevated eighteen feet above the beach. Not only will the views be incredible, but luxuriousness and relaxation will abound. The pool area consists of a resort-style beachfront swimming pool that is surrounded by six poolside cabanas, a bathroom building, a beachside fire pit, and plush landscaping.
